Plan OK'd for 140 new homes
Neighbors near Stagecoach Trail raise traffic concerns

A group of Baytown Township landowners was told Tuesday that it can 
proceed with plans to develop 213 acres of land near Stagecoach Trail, 
provided a community well is established.

Despite concerns raised by neighbors about increased traffic, Washington 
County board members approved a comprehensive plan amendment and 
rezoning request from Pete and Marilyn Miller, Daniel and LaVyrle 
Spencer, William and Marilyn Nelsen and the Julie K. Weber living trust. 
Plans call for about 140 homes on 3?4-acre lots; construction is slated 
to begin this spring.

The board unanimously voted to rezone the land to single-family estate, 
or 16 units per 40 acres, from rural residential, 8 units per 40 acres. 
The comp plan amendment must now be approved by the Metropolitan Council.

To date, about 140 of the estimated 300 wells tested in Baytown 
Township, West Lakeland Township, Bayport and Lake Elmo have shown 
levels higher than the recommended TCE exposure limit set by the Health 
Department. All the wells have been fitted with granular-activated 
carbon filters to remove the TCE. Long-term exposure to high levels of 
TCE in drinking water has been linked to liver and kidney cancer and 
associated with birth defects.
