Granholm Announces Assistance to Bring New Development to Dundee Riverfront

Governor Jennifer M. Granholm today announced a brownfield tax incentive to support the redevelopment of a former gas station located on the River Raisin in downtown Dundee. The mixed-use project is expected to involve more than $2.5 million in private investment and create more than 50 new jobs.

"This project will strengthen Dundee's waterfront, help to attract residential and commercial opportunities to its downtown, and bring investment and jobs into the heart of the community," Granholm said.

The developer, Dundee Riverfront LLC, will use a brownfield Single Business Tax credit valued at $250,000 to demolish and decontaminate the former service station located at 298 Monroe Street and construct a mixed-use development to include four residential and six commercial condominium units. The 20,000-square-foot commercial portion of the project will comprise three of the four floors and the top floor will house the-1,700-square-foot residential units.

"This now-contaminated property will soon become a unique jewel for the entire community and create opportunities to draw residents and visitors for years to come," MEDC President and CEO James C. Epolito said.

According to Scott P Hefflebower, Managing Member of Dundee Riverfront LLC, the project will be "the largest, tallest and most ornate building in downtown Dundee," and look very much like the original buildings there.

"The Village of Dundee is a great community with leadership that has the vision needed to grow into the 21st century," he said. "We are thankful for the State of Michigan's assistance and look forward to The River Front Centre's place in history for the community."

In her 2006 State of the State address, Granholm emphasized the importance of making Michigan a global economic powerhouse in the 21st century. Since January 2005, the Governor and the MEDC have announced the creation or retention of more than 89,000 jobs as a result of targeted assistance provided by the MEDC.
