Column by John Hornik Marlboro Patch (NJ) August 29, 2011Recently, there have been some questions raised about a residential project in Marlboro Township known as "Entron." Although it appears that these individuals would prefer to return to the old ways of developing the remainder of our open space and farmlands to satisfy our affordable housing obligations, I could not disagree more and see things differently. The Entron site is an 18.2-acre parcel located at the corner of Route 79 and Beacon Hill Road. The property is actually a contaminated brownfield site, with the cost of clean-up estimated at nearly $5- million dollars. Currently, the property owner pays annual taxes of approximately $94,000; about $15,000 of which the municipality retains for annual use in the municipal budget. The location has been the subject of litigation for many years. Prior to 2005, the property was the subject of a builders' remedy lawsuit as well as two negotiated settlements that called for the development of a total of 365 affordable and market rate units. Prior administrations agreed to the zoning of the property for that purpose and included those agreements in the Township’s COAH Fair Share Housing plan. ...
