Gov't Too Big? Not For D.C. Office Owners BY JOE GOSE INVESTOR'S BUSINESS DAILY February 16, 2006 Office landlords in Washington, D.C., are a lot like members of Congress. Both can virtually guarantee themselves pay raises. Robust job creation and tenant demand have led rents steadily higher the last couple of years. That's helped the nation's capital, long one of the country's top office property investment markets, grow stronger. ... Some analysts see cooler winds blowing. The Base Realignment and Closure Act (BRAC) is expected to empty 17,000 workers from 4 million square feet of office space, mostly in the Northern Virginia submarket. Some experts say rents will soften as the transition starts in 2007. ... BRAC's not "an overly positive development," Winshall noted. "But a lot of smart people on both the buy and sell side feel that there isn't going to be a huge impact." ...
