OpenAI plants flag in Alphabet's backyard with nearly 450,000-square-foot Mountain View deal

OpenAI has secured a five-building Mountain View office complex, according to Santa Clara County filings — a property poised to become its Silicon Valley hub.

The deal illustrates how AI is lifting the Bay Area office market — even as it reshapes commercial real estate in uneven ways.

The maker of ChatGPT signed a memorandum of lease on Feb. 19 with an affiliate of KKR Real Estate Finance Trust Inc., which owns 350 and 380 Ellis St, a filing showed.
