BRUNSWICK — These military base redevelopment experts are all starting to sound the same. That's because, according to one of them who addressed area business leaders Thursday, there's a formula for success that's been used all over the country.

Part of the formula is hearing about the experiences of others, even if the stories do start to sound the same, said Paul Tauer, who led the redevelopment of two large bases in Colorado.

His remarks at a gathering of hundreds of people at the Southern Midcoast Maine Chamber's annual meeting were centered around the idea that there are certain ingredients a redevelopment effort needs for success.

"I'm not here to tell you what to do; that's for you to decide," said Tauer, speaking to the large group at a dinner meeting in Bowdoin College's Thorne Hall. "Maybe some of the lessons we learned will be helpful in your process. The most important thing I can tell you is that you will make it happen. Don't let it happen to you."

Tauer, president of the consulting firm Tauer Solutions, worked on the redevelopment of Fitzsimmons Army Medical Center and Lowry Air Force Base, both of which were closed by a previous BRAC round. He also served two terms as mayor of the Aurora, Colo., from 1987 to 2003.
